The real estate and construction market is subject to fierce competition and studies show that professional photographs drastically increase the chances of renting or selling a property quickly. They therefore represent one of the most profitable investments in the short and medium term for a lessor or seller.

IMPACT

When searching through online platforms or advertisements, future tenants or buyers only need a few seconds to project themselves or not. For a majority, their gaze falls directly on the images, the first elements they see on your website, your window or your social networks. The photographs must therefore convince them immediately that the quality of the property meets their expectations.

The first impression is essential in the passage to the act of rental or purchase and for this the professional photographer plays an essential role. Through his work and his experience, he ensures that each element on the image contributes to enhancing the property for maximum immediate impact and allowing the future client to estimate the property and to project himself.

How many times have we seen photos taken by lessors or sellers themselves with no photography experience? Images that are often dark, blurry or overexposed, with leaning walls or cluttered with elements that reduce the apparent volume of a room.

He will make sure to choose the right angles and framing, to exclude unwanted elements or to arrange the furniture if necessary. Finally, using different shooting and post-production techniques, he will ensure the reciprocity and balance of colors as well as the rendering of textures and volumes.

The photographer’s work

The example below shows the difficulty, if not the impossibility, of obtaining a good rendering when shooting in ambient light. There are high contrasts between the exterior and interior lights and the reciprocity of the colors is distorted by the artificial light of the lamps.

The final image is the component of twenty-five shots. Each image plays a specific role by bringing an enhancement of luminosity, a structural detail or by balancing the colors. The photographer, with his contributions of lighting and his framing, also contributes to giving depth to the scene.
